Should I budget for repairs?
Yes. Even a well-maintained home needs upkeep. Setting money aside regularly means a repair bill doesn't have to become a crisis.
I have more than one Benchmark-serviced loan. Do I need separate logins?
No. Add every loan to one profile during registration, or later under the Profile tab. Give each a nickname (Home, Rental) and switch between them from the dashboard.
What is PITI?
Principal, Interest, Taxes, and Insurance — the four components of a full mortgage payment. This calculator adds PMI and HOA dues so the estimate reflects your true monthly cost.
Do VA loans really require nothing down?
Yes, for borrowers with full entitlement — 0% down and no monthly mortgage insurance. The funding fee applies unless waived for service-connected disability.
Can I combine down payment assistance with these programs?
Often, yes. Down payment assistance pairs most commonly with FHA and conventional HomeReady or Home Possible loans. Availability and amounts vary by state and program, so ask your loan officer what applies where you’re buying.
Do I have to take a homebuyer education course?
Many programs require one before closing, often through a HUD-approved housing counseling agency. Some courses are available at no cost. Your loan officer can tell you whether your program requires it.
Is this my official BAH rate?
No — this uses representative rates by cost tier for planning. Your official rate comes from the DoD BAH tables for your duty station ZIP code, effective each January 1.
Do HOA fees affect how much I can borrow?
They can. Lenders generally factor HOA dues into your monthly obligations, so ask your loan officer how they'd affect your situation.
