Is getting denied for a mortgage common?
It happens more often than people expect, and it can happen at any income or credit level. The important thing is treating the denial as information, not a final verdict.
Can I change my mind after closing?
When you refinance the home you live in, federal law often gives you a three-business-day right to cancel after signing, before the loan funds. Your closing documents will explain whether this applies and how to use it.
What if I'm not sure I'm ready?
That's okay. You can talk to a loan officer without committing to anything, and many people start months or even years before they buy.
Is down payment assistance free money?
Not always. Some assistance is a second loan you repay, sometimes with monthly payments. Other assistance may be forgiven if you meet the program’s conditions, like living in the home or making on-time payments for a set period. Your loan officer will walk you through the terms of any program before you commit.
How do I pay bi-weekly or make extra principal payments?
Call 1-800-449-8767 to request budget drafting (bi-weekly). To begin, the loan must be paid one month ahead. You can also add any amount to principal with a regular payment online.
Do I need a down payment with a VA loan?
Many eligible borrowers with full entitlement can buy with no down payment. Lenders still review your income, credit, and the property.
Will I skip a mortgage payment?
Not exactly. Mortgage interest is paid in arrears, so depending on when you close, your first payment on the new loan may not be due for several weeks. The interest for that period is included in your payoff and closing figures. Keep paying your current loan until your Loan Officer confirms it's been paid off.
Do HOA fees affect how much I can borrow?
They can. Lenders generally factor HOA dues into your monthly obligations, so ask your loan officer how they'd affect your situation.
