Should I get pre-approved before I start touring?

Yes. Getting pre-approved first means you know your budget before you fall for a home, and you're ready if you find the right one. A local Benchmark loan officer can walk you through it.

Are there income or price limits?

Often, yes. Many programs set household income limits and maximum purchase prices that vary by county and household size. Others have no income limit. Eligibility rules are set by each program and can change.

Which loan program is right for me?

Start with your situation: how much you have for a down payment, your credit profile, where you’re buying, and how you earn. Veterans usually start with VA; first-time buyers with limited savings often compare FHA and conventional; self-employed borrowers may fit Non-QM. A loan officer confirms the fit in one conversation.

What is a 3-2-1 buydown?

A temporary buydown where your effective interest rate is reduced by 3% the first year, 2% the second, and 1% the third, before returning to your note rate. The payment difference is paid from an escrow account funded at closing — usually by the seller or builder.

Are jumbo rates higher than conventional rates?

Not necessarily. Jumbo rates are often close to, and sometimes below, conforming rates. Pricing depends on credit score, down payment, and reserves.

Do VA loans really require nothing down?

Yes, for borrowers with full entitlement — 0% down and no monthly mortgage insurance. The funding fee applies unless waived for service-connected disability.

What if I'm not sure I'm ready?

That's okay. You can talk to a loan officer without committing to anything, and many people start months or even years before they buy.

What if I sent a payment to the wrong servicer after a transfer?

For 60 days after the transfer date, an on-time payment to your old servicer cannot be treated as late. The old servicer forwards it. Call the new servicer to confirm it posted.
