Should I pay off debt before I buy?
It depends. Existing debt affects how much you can borrow and your monthly budget. A loan officer can show you how different debts affect your situation before you decide what to tackle first.
How much house can I afford on my salary?
A common rule of thumb is that your total monthly debts, including the new house payment, should stay under roughly 36–43% of gross monthly income. This calculator applies that logic to your actual numbers. Your true budget also depends on credit score, down payment, and loan program.
Will refinancing affect my credit?
Applying usually includes a credit check, which can cause a small, temporary dip. Credit scoring models generally treat multiple mortgage inquiries within a short shopping window as a single inquiry, so you can compare options without being penalized for each one.
Should I be concerned about older systems in a home?
Not necessarily, but you'll want to know their age, condition, and how soon they may need to be replaced. Factor potential replacement timelines into your overall budget.
Can my payment change if I have a fixed-rate loan?
Your principal and interest payment stays the same with a fixed-rate loan, but your total payment can change if your property taxes or homeowners insurance change.
What if the appraisal comes in lower than expected?
This doesn’t mean the deal is off. You may be able to renegotiate the price with the seller, adjust your loan amount, request a reconsideration of value, or explore other paths forward with your loan officer.
Can I use a VA loan for a second home or investment property?
No. VA loans are for primary residences.
How do I get my Certificate of Eligibility?
You can request it online through VA.gov, by mail, or through your lender. Your loan officer can help you with the process.
