How long does a renovation loan take?
Expect a longer timeline than a standard purchase — bids, a consultant or inspector, and draw schedules add steps. Most projects must be completed within 6 to 12 months of closing. [CONFIRM: typical Benchmark timeline]
Is there mortgage insurance on a VA loan?
VA loans don't require monthly mortgage insurance. Most borrowers pay a one-time funding fee instead, and some are exempt.
What about cash-out refinancing?
You borrow above your current balance and take the difference in cash, commonly for renovations or debt consolidation. It raises the new payment and total interest — enter the amount to see the effect.
Can I combine down payment assistance with these programs?
Often, yes. Down payment assistance pairs most commonly with FHA and conventional HomeReady or Home Possible loans. Availability and amounts vary by state and program, so ask your loan officer what applies where you’re buying.
Can I do the renovation work myself?
No. Renovation loans require licensed, insured contractors so the work can be inspected and funds released on schedule. Sweat equity generally isn’t allowed. [CONFIRM: any Benchmark exceptions]
Do HOA fees affect how much I can borrow?
They can. Lenders generally factor HOA dues into your monthly obligations, so ask your loan officer how they'd affect your situation.
How do I pay bi-weekly or make extra principal payments?
Call 1-800-449-8767 to request budget drafting (bi-weekly). To begin, the loan must be paid one month ahead. You can also add any amount to principal with a regular payment online.
FHA or conventional — which is better for me?
FHA is usually the better fit with lower credit scores or a smaller down payment, because its mortgage insurance doesn’t price up as sharply. Conventional usually wins with strong credit because PMI can be removed later. We’ll run both side by side.
