What if home prices don't appreciate?
Set appreciation to 0% and compare. Even without appreciation, principal paydown builds equity — though the verdict may shift toward renting for shorter stays.
What repairs qualify for a renovation loan?
Most structural and cosmetic improvements qualify: roofs, HVAC, kitchens, baths, flooring, additions, and accessibility work. Luxury items like pools are typically excluded on FHA 203(k) but may be allowed on HomeStyle.
How many months of bank statements do I need for a bank-statement loan?
Typically 12 or 24 months of personal or business bank statements. Deposits are averaged to establish qualifying income, with an expense factor applied for business accounts.
Do I still need a home inspection if the home looked great?
Yes. Your tour helps you spot potential concerns, but a licensed home inspector will give you a detailed, professional evaluation.
Can I refinance if my credit or finances have changed?
Possibly. Improved credit or income may open better options, and if things have gotten tighter, there may still be paths, including streamline programs for some FHA, VA, and USDA borrowers. A conversation is the fastest way to find out.
Is renting really “throwing money away”?
Not exactly. Rent pays for a place to live and the flexibility that comes with it. Mortgage payments build equity, but owning also comes with costs, like taxes, insurance, and repairs, that don't.
Does FHA mortgage insurance ever go away?
On most FHA loans with less than 10% down, the annual mortgage insurance premium stays for the life of the loan. The usual path to remove it is refinancing into a conventional loan once you reach 20% equity.
Does a DSCR loan require my personal income?
No. A DSCR loan qualifies on the property’s rental income versus its payment, not on your personal tax returns. It’s built for investors who want to keep growing without re-documenting personal income on every purchase.
