Do I need an appraisal?
Often, but not always. Many refinances require an appraisal or other property valuation. Some streamline options and some conventional loans may not. Your Loan Officer will tell you up front.
What is escrow?
An escrow account is where your lender holds part of your monthly payment to pay your property taxes and homeowners insurance when they're due. Your loan officer can explain how it works for your loan.
Does this include property taxes and insurance?
Yes — the payment estimate includes principal, interest, property taxes, and homeowners insurance based on the rates you enter, which is how lenders qualify you.

Can I negotiate if I find problems during a tour?
Yes. Your real estate agent can help you use documented concerns to negotiate repairs, seller credits, or price adjustments. The key is having specifics, not just general impressions.
Does a DSCR loan require my personal income?
No. A DSCR loan qualifies on the property’s rental income versus its payment, not on your personal tax returns. It’s built for investors who want to keep growing without re-documenting personal income on every purchase.
What about cash-out refinancing?
You borrow above your current balance and take the difference in cash, commonly for renovations or debt consolidation. It raises the new payment and total interest — enter the amount to see the effect.
HELOC vs. home equity loan — what's the difference?
A HELOC is a flexible credit line, usually variable-rate, good for ongoing or uncertain costs. A home equity loan is a fixed lump sum with a predictable payment. A cash-out refinance is a third option that replaces your first mortgage entirely.
