Can I set up automatic payments?
Yes. In your online account, choose Payments, then AutoPay, and link a checking or savings account. Drafts pull on the date you choose.
Is there mortgage insurance on a VA loan?
VA loans don't require monthly mortgage insurance. Most borrowers pay a one-time funding fee instead, and some are exempt.
Is a buydown better than paying points?
They solve different problems. A temporary buydown lowers payments for one to three years; discount points permanently lower your note rate. If you expect to refinance or sell within a few years, a buydown often delivers more value per dollar; if you’ll hold the loan long-term, points may win.
Can I use a VA loan more than once?
Yes. Entitlement can be restored once a prior VA loan is paid off, and in many cases you can carry two VA loans at once using remaining entitlement — common for military families who kept a home at a previous duty station.
How can I improve my chances of mortgage approval the second time?
Focus on the specific reason for your denial. Often, that means strengthening your credit score, reducing your debt-to-income ratio, stabilizing your income documentation, or making sure your application is complete and accurate before you submit it.
Is this a pre-approval?
No. It’s an educational estimate. A pre-approval involves verifying your income, assets, and credit with a licensed loan officer — which you can start in a few minutes.
Will I skip a mortgage payment?
Not exactly. Mortgage interest is paid in arrears, so depending on when you close, your first payment on the new loan may not be due for several weeks. The interest for that period is included in your payoff and closing figures. Keep paying your current loan until your Loan Officer confirms it's been paid off.
What happens to unused buydown funds if I refinance?
If you pay off the loan early, remaining escrowed buydown funds are generally applied to your loan balance. Your loan officer can confirm how your specific buydown agreement handles it.
