What about cash-out refinancing?
You borrow above your current balance and take the difference in cash, commonly for renovations or debt consolidation. It raises the new payment and total interest — enter the amount to see the effect.
How long should I plan to stay in a home for buying to make sense?
There's no single answer. It depends on your closing costs, your down payment, and your local market. Your loan officer can help you run the numbers for your situation.
What costs should I expect at closing?
Closing costs typically include lender fees, title services, taxes, and insurance. They generally run 2–4% of the purchase price. You’ll receive a detailed Loan Estimate ahead of time so there are no surprises.
Are Non-QM rates higher?
Usually somewhat higher than a comparable conventional loan, reflecting the flexibility in documentation. Many borrowers use Non-QM to buy now and refinance into conventional once their income history fits standard guidelines.
Which loan programs allow a temporary buydown?
Temporary buydowns work with conventional, FHA, VA, and USDA purchase loans. They are generally not available on refinances or investment properties. [CONFIRM: Benchmark program availability]
Do I qualify at the lower rate?
No — lenders qualify you at the full note rate. The buydown eases your early payments; it doesn’t change what you must qualify for.
Does this include property taxes and insurance?
Yes — the payment estimate includes principal, interest, property taxes, and homeowners insurance based on the rates you enter, which is how lenders qualify you.
Can I use BAH to qualify for a mortgage?
Yes — BAH counts as effective income for VA loan qualification, and because it’s non-taxable, lenders can gross it up when calculating ratios. It’s one of the most powerful and most overlooked homebuying tools service members have.
