Do extra payments change my required monthly payment?
No — they reduce your balance and shorten the loan. Your required payment stays the same unless you refinance or recast.
HELOC vs. home equity loan — what's the difference?
A HELOC is a flexible credit line, usually variable-rate, good for ongoing or uncertain costs. A home equity loan is a fixed lump sum with a predictable payment. A cash-out refinance is a third option that replaces your first mortgage entirely.
Can I use assistance with a conventional loan?
In some cases. Fannie Mae allows certain assistance, called Community Seconds, from approved sources such as government agencies, housing finance agencies, nonprofits and employers. Availability depends on the program and where you’re buying.
What is escrow?
An escrow account is where your lender holds part of your monthly payment to pay your property taxes and homeowners insurance when they're due. Your loan officer can explain how it works for your loan.
How long should I plan to stay in a home for buying to make sense?
There's no single answer. It depends on your closing costs, your down payment, and your local market. Your loan officer can help you run the numbers for your situation.
Does a DSCR loan require my personal income?
No. A DSCR loan qualifies on the property’s rental income versus its payment, not on your personal tax returns. It’s built for investors who want to keep growing without re-documenting personal income on every purchase.
Is there a VA loan limit?
Not for borrowers with full entitlement — there is no VA-imposed cap. Lenders set their own limits based on your income, credit, and reserves. Borrowers with partial entitlement may need a down payment above a certain amount.
Why is so much of my early payment interest?
Interest is charged on your outstanding balance, which is largest at the start. As the balance falls, more of each fixed payment flows to principal — the schedule makes the crossover visible.
