Can I refinance a Non-QM loan into a conventional loan later?
Often, yes. Non-QM is frequently a bridge — once you have two years of documented income or your situation stabilizes, a conventional refinance can be the next step.
Which loan programs allow a temporary buydown?
Temporary buydowns work with conventional, FHA, VA, and USDA purchase loans. They are generally not available on refinances or investment properties. [CONFIRM: Benchmark program availability]
Can I use BAH to qualify for a mortgage?
Yes — BAH counts as effective income for VA loan qualification, and because it’s non-taxable, lenders can gross it up when calculating ratios. It’s one of the most powerful and most overlooked homebuying tools service members have.
What happens if I sell or refinance?
Many programs require you to repay the remaining assistance if you sell the home, refinance, or pay off your first mortgage before a set date. Forgivable assistance may also become due if you stop meeting the program’s conditions. Review the repayment terms in your program documents before closing.
Is it cheaper to rent or buy?
It depends almost entirely on how long you stay. Renting usually wins for short horizons because of transaction costs; buying tends to win over 5+ years as equity and appreciation compound. This calculator shows your specific break-even year.
Do I qualify at the lower rate?
No — lenders qualify you at the full note rate. The buydown eases your early payments; it doesn’t change what you must qualify for.
Who pays for a buydown?
Typically the seller or builder as a negotiated concession. The cost equals the sum of all the payment reductions, which this calculator totals for you.
When does PMI go away?
On conventional loans you can request PMI removal at 20% equity, and it terminates automatically at 22%. The loan summary estimates how long that takes at your inputs.
