Which loan program is right for me?
Start with your situation: how much you have for a down payment, your credit profile, where you’re buying, and how you earn. Veterans usually start with VA; first-time buyers with limited savings often compare FHA and conventional; self-employed borrowers may fit Non-QM. A loan officer confirms the fit in one conversation.
How do I get my statements or Form 1098?
Sign in at mortgagequestions.com. Statements are under Documents; year-end tax forms are posted by January 31.
How many months of bank statements do I need for a bank-statement loan?
Typically 12 or 24 months of personal or business bank statements. Deposits are averaged to establish qualifying income, with an expense factor applied for business accounts.
Can I refinance a Non-QM loan into a conventional loan later?
Often, yes. Non-QM is frequently a bridge — once you have two years of documented income or your situation stabilizes, a conventional refinance can be the next step.
How do I register for online access to my Benchmark-serviced loan?
Go to mortgagequestions.com, choose Register, and enter your 10-digit servicing account number, the last four of your SSN, and your property ZIP code.
Can I use my VA loan benefit more than once?
In many cases, yes. How much entitlement you have available depends on your VA loan history, and it can often be restored after you sell and pay off a previous VA loan.
Is a buydown better than paying points?
They solve different problems. A temporary buydown lowers payments for one to three years; discount points permanently lower your note rate. If you expect to refinance or sell within a few years, a buydown often delivers more value per dollar; if you’ll hold the loan long-term, points may win.
How do I pay bi-weekly or make extra principal payments?
Call 1-800-449-8767 to request budget drafting (bi-weekly). To begin, the loan must be paid one month ahead. You can also add any amount to principal with a regular payment online.
