Will assistance change my monthly payment?
It can. Repayable assistance may come with its own monthly payment, which counts toward your debt-to-income ratio when you qualify. Deferred and forgivable assistance often has no monthly payment. Your loan disclosures show the terms of each loan.
How much does an extra $100 a month save?
On a typical 30-year loan it can save tens of thousands in interest and cut years off the term. Enter it in the extra payment field and check the interest savings row.
Who provides down payment assistance?
Programs are offered by state and local housing finance agencies, cities and counties, nonprofit organizations, and some employers. On FHA loans, the seller, builder, real estate agent or other parties to the sale can’t provide your required minimum investment.
What happens if something changes with my finances during the process?
Let your loan officer know right away. Even small changes — a new credit card, a job change, a large deposit — can impact your loan, but your team can help you understand your options and next steps before they become a problem.
Should I choose a fixed rate or an ARM?
A fixed rate stays the same for the life of the loan. An ARM starts with a lower fixed period (often 5, 7, or 10 years) and then adjusts. ARMs can make sense if you expect to sell or refinance before the fixed period ends.
Can I change my mind after closing?
When you refinance the home you live in, federal law often gives you a three-business-day right to cancel after signing, before the loan funds. Your closing documents will explain whether this applies and how to use it.
Do VA loans really require nothing down?
Yes, for borrowers with full entitlement — 0% down and no monthly mortgage insurance. The funding fee applies unless waived for service-connected disability.
What happens to my current escrow account?
Once your old loan is paid off, your previous servicer refunds any remaining escrow balance to you, generally within about 30 days. Your new loan will set up its own escrow account if it has one.
