Can I use BAH to qualify for a mortgage?
Yes — BAH counts as effective income for VA loan qualification, and because it’s non-taxable, lenders can gross it up when calculating ratios. It’s one of the most powerful and most overlooked homebuying tools service members have.
Are jumbo rates higher than conventional rates?
Not necessarily. Jumbo rates are often close to, and sometimes below, conforming rates. Pricing depends on credit score, down payment, and reserves.
Which loan programs allow a temporary buydown?
Temporary buydowns work with conventional, FHA, VA, and USDA purchase loans. They are generally not available on refinances or investment properties. [CONFIRM: Benchmark program availability]
Why is so much of my early payment interest?
Interest is charged on your outstanding balance, which is largest at the start. As the balance falls, more of each fixed payment flows to principal — the schedule makes the crossover visible.
Could I owe a tax if I sell later?
Possibly. If your loan is financed through a mortgage revenue bond program, or you receive a Mortgage Credit Certificate, a federal recapture tax may apply. It applies only if all three are true: you sell within nine years, your income has risen significantly, and you sell at a gain. You’ll receive a notice at closing. Talk with a tax advisor about your situation.
How much equity can I borrow?
Most lenders cap combined borrowing at 80–90% of your home’s value. The calculator applies your selected cap to show your maximum borrowable amount after your current balance.
What is PITI?
Principal, Interest, Taxes, and Insurance — the four components of a full mortgage payment. This calculator adds PMI and HOA dues so the estimate reflects your true monthly cost.
Can I use a VA loan for a second home or investment property?
No. VA loans are for primary residences.
