I have more than one Benchmark-serviced loan. Do I need separate logins?
No. Add every loan to one profile during registration, or later under the Profile tab. Give each a nickname (Home, Rental) and switch between them from the dashboard.
How long should I plan to stay in a home for buying to make sense?
There's no single answer. It depends on your closing costs, your down payment, and your local market. Your loan officer can help you run the numbers for your situation.
FHA or conventional — which is better for me?
FHA is usually the better fit with lower credit scores or a smaller down payment, because its mortgage insurance doesn’t price up as sharply. Conventional usually wins with strong credit because PMI can be removed later. We’ll run both side by side.
Does this include property taxes and insurance?
Yes — the payment estimate includes principal, interest, property taxes, and homeowners insurance based on the rates you enter, which is how lenders qualify you.
What happens if something changes with my finances during the process?
Let your loan officer know right away. Even small changes — a new credit card, a job change, a large deposit — can impact your loan, but your team can help you understand your options and next steps before they become a problem.
Should I pay extra monthly or refinance to a shorter term?
Extra payments are flexible — you can stop anytime. A shorter term locks in discipline and usually a lower rate. Many homeowners compare both here, then price the refinance.
Does a DSCR loan require my personal income?
No. A DSCR loan qualifies on the property’s rental income versus its payment, not on your personal tax returns. It’s built for investors who want to keep growing without re-documenting personal income on every purchase.
What happens if I sell or refinance?
Many programs require you to repay the remaining assistance if you sell the home, refinance, or pay off your first mortgage before a set date. Forgivable assistance may also become due if you stop meeting the program’s conditions. Review the repayment terms in your program documents before closing.
