Do HOA fees affect how much I can borrow?
They can. Lenders generally factor HOA dues into your monthly obligations, so ask your loan officer how they'd affect your situation.
Does refinancing restart my loan?
It replaces your loan with a new one at the term you choose. Matching your remaining term (say, refinancing 24 remaining years into a 20-year loan) avoids stretching interest back out.
Can I refinance from FHA into a conventional loan?
Yes. Once you reach 20% equity, refinancing from FHA to conventional removes the monthly mortgage insurance premium. Whether it’s worth it depends on the rate difference and how long you plan to stay.
Is it okay to tour a home more than once before making an offer?
Yes, and it's often a good idea. A second visit can help you notice things you may have missed the first time. Try visiting at a different time of day to see how the light changes, and pay attention to traffic or noise patterns.
Can I use a VA loan for a second home or investment property?
No. VA loans are for primary residences.
Why is my estimate different from an online listing's?
Listing sites often omit accurate local tax rates, insurance, PMI, or HOA dues. Enter your county’s actual tax rate and a real insurance quote for a tighter estimate.
What should I bring to a home tour?
Your phone, for photos and notes, and a short list of what matters most to you. A tape measure is handy for checking whether your furniture will fit. Ask your agent before taking photos or video, since some sellers have rules about it.
What happens to my current escrow account?
Once your old loan is paid off, your previous servicer refunds any remaining escrow balance to you, generally within about 30 days. Your new loan will set up its own escrow account if it has one.
