How much equity can I borrow?
Most lenders cap combined borrowing at 80–90% of your home’s value. The calculator applies your selected cap to show your maximum borrowable amount after your current balance.
Do I have to take a homebuyer education course?
Many programs require one before closing, often through a HUD-approved housing counseling agency. Some courses are available at no cost. Your loan officer can tell you whether your program requires it.
Which loan programs allow a temporary buydown?
Temporary buydowns work with conventional, FHA, VA, and USDA purchase loans. They are generally not available on refinances or investment properties. [CONFIRM: Benchmark program availability]
What happens to unused buydown funds if I refinance?
If you pay off the loan early, remaining escrowed buydown funds are generally applied to your loan balance. Your loan officer can confirm how your specific buydown agreement handles it.
What happens if I sell or refinance?
Many programs require you to repay the remaining assistance if you sell the home, refinance, or pay off your first mortgage before a set date. Forgivable assistance may also become due if you stop meeting the program’s conditions. Review the repayment terms in your program documents before closing.
What does a refinance cost?
Typically 2–5% of the loan amount in closing costs. Some lenders offer low- or no-closing-cost options in exchange for a slightly higher rate — the calculator lets you model both.
How do I pay bi-weekly or make extra principal payments?
Call 1-800-449-8767 to request budget drafting (bi-weekly). To begin, the loan must be paid one month ahead. You can also add any amount to principal with a regular payment online.
Can I combine down payment assistance with these programs?
Often, yes. Down payment assistance pairs most commonly with FHA and conventional HomeReady or Home Possible loans. Availability and amounts vary by state and program, so ask your loan officer what applies where you’re buying.
