How long does a renovation loan take?
Expect a longer timeline than a standard purchase — bids, a consultant or inspector, and draw schedules add steps. Most projects must be completed within 6 to 12 months of closing. [CONFIRM: typical Benchmark timeline]
Can my payment change if I have a fixed-rate loan?
Your principal and interest payment stays the same with a fixed-rate loan, but your total payment can change if your property taxes or homeowners insurance change.

What DTI do lenders actually allow?
Conventional loans typically cap back-end DTI around 45–50% with strong credit; FHA can allow more with compensating factors; VA uses residual income analysis alongside DTI. The DTI slider lets you test conservative and aggressive scenarios.
Are taxes and insurance always escrowed?
Usually, yes — the lender collects them monthly and pays the bills for you. Some loans allow you to waive escrow and pay directly.
What costs of owning do renters often forget?
Property taxes, insurance, maintenance, and HOA dues. This model includes them — which is why the monthly buy cost is higher than just a mortgage payment.
What does a refinance cost?
Typically 2–5% of the loan amount in closing costs. Some lenders offer low- or no-closing-cost options in exchange for a slightly higher rate — the calculator lets you model both.
How long should I plan to stay in a home for buying to make sense?
There's no single answer. It depends on your closing costs, your down payment, and your local market. Your loan officer can help you run the numbers for your situation.
