How long should I plan to stay in a home for buying to make sense?
There's no single answer. It depends on your closing costs, your down payment, and your local market. Your loan officer can help you run the numbers for your situation.
What happens to my mortgage when I PCS?
You can sell, or keep the home and rent it out — VA loans require intent to occupy at purchase, not forever. Many military families build wealth holding a home at each duty station. Ask about our PCS Toolkit for planning your next move.
Do I have to take a homebuyer education course?
Many programs require one before closing, often through a HUD-approved housing counseling agency. Some courses are available at no cost. Your loan officer can tell you whether your program requires it.
What happens if something changes with my finances during the process?
Let your loan officer know right away. Even small changes — a new credit card, a job change, a large deposit — can impact your loan, but your team can help you understand your options and next steps before they become a problem.
How soon after buying can I refinance?
It depends on the loan. Some programs, especially cash-out and streamline options, have waiting periods or require a certain number of on-time payments. Your Loan Officer can check the rules that apply to your current mortgage.
How do I get my statements or Form 1098?
Sign in at mortgagequestions.com. Statements are under Documents; year-end tax forms are posted by January 31.
Do I need a consultant for a 203(k) loan?
A HUD consultant is required for a Standard 203(k); a Limited 203(k) (smaller, non-structural projects) does not need one. HomeStyle uses a lender-approved inspector.
What if home prices don't appreciate?
Set appreciation to 0% and compare. Even without appreciation, principal paydown builds equity — though the verdict may shift toward renting for shorter stays.
