I have more than one Benchmark-serviced loan. Do I need separate logins?
No. Add every loan to one profile during registration, or later under the Profile tab. Give each a nickname (Home, Rental) and switch between them from the dashboard.
How much house can I afford on my salary?
A common rule of thumb is that your total monthly debts, including the new house payment, should stay under roughly 36–43% of gross monthly income. This calculator applies that logic to your actual numbers. Your true budget also depends on credit score, down payment, and loan program.
Can I use assistance with a conventional loan?
In some cases. Fannie Mae allows certain assistance, called Community Seconds, from approved sources such as government agencies, housing finance agencies, nonprofits and employers. Availability depends on the program and where you’re buying.
Can I do the renovation work myself?
No. Renovation loans require licensed, insured contractors so the work can be inspected and funds released on schedule. Sweat equity generally isn’t allowed. [CONFIRM: any Benchmark exceptions]
Does refinancing restart my loan?
It replaces your loan with a new one at the term you choose. Matching your remaining term (say, refinancing 24 remaining years into a 20-year loan) avoids stretching interest back out.
What about cash-out refinancing?
You borrow above your current balance and take the difference in cash, commonly for renovations or debt consolidation. It raises the new payment and total interest — enter the amount to see the effect.
Why is my estimate different from an online listing's?
Listing sites often omit accurate local tax rates, insurance, PMI, or HOA dues. Enter your county’s actual tax rate and a real insurance quote for a tighter estimate.
Is this a pre-approval?
No. It’s an educational estimate. A pre-approval involves verifying your income, assets, and credit with a licensed loan officer — which you can start in a few minutes.
