Mortgage Process

Loan Processor

The mortgage team member who organizes your file, requests documentation, orders services (appraisal, title), and prepares everything for underwriting. The behind-the-scenes coordinator.

The loan processor is the person who handles the mountain of paperwork between your application and underwriting. While your loan officer is your front-facing point of contact, the processor is the one organizing every document, ordering services, and making sure your file is complete and ready for the underwriter.

Their work: requesting your tax transcripts from the IRS, ordering the appraisal, ordering the title search, sending the verification of employment, chasing down any missing pay stubs or bank statements, and packaging the whole file in a logical order for underwriting.

You'll usually interact with the processor directly when they need documents from you — the more quickly you respond, the faster your loan moves. A good processor is worth their weight in gold; a slow one is the #1 reason closings get delayed.

Example

After you submit your application, the loan processor emails you within a day: "Please send us your most recent pay stub, last 2 months of bank statements, and a signed 4506-C." You upload them via the portal that afternoon. Two weeks later, your file is ready for underwriting.
