What to expect

What to expect after your loan closes

How we do things matters as much as what we do. Here's what the first few months look like.

1

Day 0

Your loan funds

Congratulations, you're home. Benchmark begins monitoring the market and your loan from day one.

2

About 20 business days

Welcome call

A Client Care specialist verifies your contact info, tells you when your first payment is due, and explains who will service your loan.

3

Before your due date

Blue envelope

Watch your mail for a blue Benchmark envelope (and an email). It holds your payment instructions, or a Transfer of Servicing Notice naming your new servicer.

4

First due date

Your first payment

Pay Benchmark if the envelope says so, or your new servicer directly if you received a transfer notice. Not sure? Call us first.

5

60 days after a transfer

If your loan transfers

For 60 days after a transfer, an on-time payment to your old servicer can't be treated as late and no late fee can be charged.

My first payment is due. Now what?

  • If your first payment is due to Benchmark: a blue envelope arrives by mail and you'll get an email. It contains your payment options and instructions. You can also register at mortgagequestions.com to pay online.
  • If your first payment is due to your new servicer: the blue envelope contains a Transfer of Servicing Notice with the servicer's name, address, and phone number. Pay them directly.
  • Once your loan transfers, your new servicer may offer online payments, recurring ACH, and bi-weekly drafts. Contact them directly for what's available.

Questions about your first payment?

Transfers are common and don't change your loan

What is a servicing transfer?

A mortgage servicer handles the day-to-day work on your loan: applying your monthly payments, paying taxes and insurance from escrow, adjusting ARM payments, answering questions, and offering assistance if you fall behind. From time to time, loans move from one servicer to another. When yours does, you'll get a Notice of Servicing Transfer from your current servicer before the move, and one from the new servicer after.

60-day protection. Under federal law, for 60 days after the transfer date, a payment your old servicer receives on or before the due date cannot be treated as late, and no late fee can be charged.

Didn't get your notice? Email servicing@benchmark.us or call 1-888-600-2362 and we'll send a copy.

What doesn't change

  • Your interest rate, term, and monthly payment amount
  • Your loan terms and escrow setup
  • Your relationship with your Benchmark loan officer

What does change

  • Where you send your payment
  • Who answers the phone and runs your online account
  • The name on your statements

Homeowner basics

Understanding your mortgage, month by month

The basics every homeowner should know about the loan they're paying on.

Your monthly statement

Each statement shows principal, interest, escrow, and fees. Early on, most of your payment goes to interest; that shifts toward principal over time.

Escrow, taxes, and insurance

Your servicer collects part of your property taxes and insurance each month and pays those bills for you. Once a year the account is reviewed and your payment may adjust.

Why did my payment change?

Usually taxes or insurance changed, your escrow was short or over, or an ARM rate adjusted. Your servicer must notify you before any change.

Paying extra or bi-weekly

Extra principal shortens your loan and cuts total interest. Confirm the extra amount is applied to principal, not held for next month.

Removing mortgage insurance

On a conventional loan you can request PMI removal at 20% equity; it ends automatically at 78%. FHA rules differ; ask your loan officer.

Year-end tax documents

By January 31 your servicer sends Form 1098. If your loan transferred mid-year, you may get one from each servicer.

Selling, refinancing, or paying off

Your title company or new lender requests a payoff statement. Payoff amounts include interest through the payoff date, so they differ from your balance.

Life changes

Marriage, divorce, a death in the family, or a title change? Call your servicer early; changes are easier before a payment is missed.

Falling behind? Reach out before you miss a payment.

Job loss, illness, a disaster, or a deployment can make a payment hard to meet. Servicers have options, including forbearance, repayment plans, and loan modifications, and the earlier you call, the more of them are available. Contact your servicer first; if you don't know who that is, call Benchmark at 1-888-600-2362.

Servicing help

Common questions about the servicing process

I didn't get my Transfer of Servicing Notice.

Email servicing@benchmark.us or call 1-888-600-2362 and we'll send a copy.

What if I sent a payment to the wrong servicer after a transfer?

For 60 days after the transfer date, an on-time payment to your old servicer cannot be treated as late. The old servicer forwards it. Call the new servicer to confirm it posted.

Will a servicing transfer change my rate or payment?

No. A transfer changes who collects your payment and answers your questions, not the terms of your loan.

I refinanced with Benchmark. Do I need a new account?

No. Add the new loan number under the Profile tab of your existing account.

I have more than one Benchmark-serviced loan. Do I need separate logins?

No. Add every loan to one profile during registration, or later under the Profile tab. Give each a nickname (Home, Rental) and switch between them from the dashboard.

How do I pay bi-weekly or make extra principal payments?

Call 1-800-449-8767 to request budget drafting (bi-weekly). To begin, the loan must be paid one month ahead. You can also add any amount to principal with a regular payment online.

Can I set up automatic payments?

Yes. In your online account, choose Payments, then AutoPay, and link a checking or savings account. Drafts pull on the date you choose.

How do I get my statements or Form 1098?

Sign in at mortgagequestions.com. Statements are under Documents; year-end tax forms are posted by January 31.

How do I register for online access to my Benchmark-serviced loan?

Go to mortgagequestions.com, choose Register, and enter your 10-digit servicing account number, the last four of your SSN, and your property ZIP code.

Where do I make my first payment?

Check your blue envelope. If it contains payment instructions, pay Benchmark. If it contains a Transfer of Servicing Notice, pay the servicer named. If you haven't received anything, call 1-888-600-2362 before your due date.

Your loan officer didn't stop working at closing.

Benchmark monitors the market and your loan for as long as you own your home. When rates move, equity grows, or your plans change, your loan officer reaches out with options. You can reach out first.
