Streamline Refinance

A simplified refinance available on FHA, VA, and USDA loans. Less paperwork, often no appraisal, faster close — but it's only for rate-and-term refinances, no cash-out.

A streamline refinance is a simplified, faster refinance available to homeowners with existing FHA, VA, or USDA loans. The streamlined process skips much of the documentation and verification that a regular refinance requires — sometimes no appraisal, sometimes no income verification, sometimes no credit check.

The trade-off: streamlines are only for rate-and-term refinances. You can't take cash out. You also have to be current on payments and show that the new loan provides a net tangible benefit (typically lower monthly payment or shorter term).

Three flavors: FHA Streamline (refinance one FHA loan into another), VA IRRRL (Interest Rate Reduction Refinance Loan, for VA-to-VA), and USDA Streamline. Closing costs are still real (usually rolled into the loan), but the process is faster and cheaper than a standard refinance.

Example

You took out a VA loan at 7% in 2024. Rates drop to 5.75%. A VA IRRRL refinance has minimal documentation, no appraisal, no income re-verification, and lower closing costs than a standard refi. Lower rate, easier paperwork, faster close.
