Mortgage Process

Underwriter

The lender employee who reviews your complete loan file and makes the final approval decision. They verify everything matches your documentation and meets program guidelines.

The underwriter is the person at the lender who decides whether your loan gets approved. They review your complete file — application, credit report, income docs, asset statements, appraisal, title work — against the specific guidelines of your loan program (Fannie Mae, Freddie Mac, FHA, VA, etc.).

Their job is to verify that every claim in the application is supported by documentation, and that the loan meets the requirements of the program. They look for inconsistencies: undocumented deposits, a recent job change not explained, debts on your credit report that you didn't list, appraisal issues, or anything that doesn't add up.

You usually never speak to the underwriter directly. They communicate through your loan officer and processor. Their decisions are: Approved, Approved with conditions, Suspended (more info needed), or Denied.

Example

Your underwriter reviews the file and approves with three conditions: (1) updated bank statement, (2) letter explaining the $4K deposit last month, (3) HR confirmation that your bonus is recurring. Your loan officer relays each, you provide them, and underwriting clears you for closing.
