Mortgage Process

Underwriting

The lender's deep-dive review of your loan application. The underwriter verifies everything — income, assets, credit, the property — and decides whether to approve, deny, or ask for more.

Underwriting is the most important part of the loan approval process you'll never directly see. The underwriter is a behind-the-scenes person at the lender whose job is to verify every claim in your application against the actual documentation: pay stubs, tax returns, bank statements, credit report, appraisal, title report. They're the one who decides whether to approve, deny, or request more.

Underwriting typically takes 1–3 weeks from when your file is complete. Often you'll get a conditional approval first — the underwriter is good with the file if a few last items are provided (an updated bank statement, an explanation letter, a final pay stub).

Responsiveness is your job. The faster you get conditions back to the underwriter, the faster you close. Slow responses are the #1 reason closings get delayed.

Example

After you submit your full application, Benchmark sends your file to underwriting. Five days later, the underwriter responds: approved, conditional on (1) an updated bank statement and (2) an explanation for a $3K deposit. You provide both within a day. The next day you have a clear-to-close.
