What does a refinance cost?
Typically 2–5% of the loan amount in closing costs. Some lenders offer low- or no-closing-cost options in exchange for a slightly higher rate — the calculator lets you model both.
What if home prices don't appreciate?
Set appreciation to 0% and compare. Even without appreciation, principal paydown builds equity — though the verdict may shift toward renting for shorter stays.
Do I qualify at the lower rate?
No — lenders qualify you at the full note rate. The buydown eases your early payments; it doesn’t change what you must qualify for.
Does the calculator count my down payment as a cost?
The down payment isn’t spent — it converts to equity. The comparison accounts for it as money invested in the home rather than money lost.
Do I need a 20% down payment to buy a home?
No. Many buyers put down less, depending on the loan program. There are several options designed to make homeownership more accessible — including FHA (3.5% down), VA and USDA (0% for those who qualify), and conventional loans with as little as 3% down for first-time buyers.
Is renting really “throwing money away”?
Not exactly. Rent pays for a place to live and the flexibility that comes with it. Mortgage payments build equity, but owning also comes with costs, like taxes, insurance, and repairs, that don't.
Which loan program is right for me?
Start with your situation: how much you have for a down payment, your credit profile, where you’re buying, and how you earn. Veterans usually start with VA; first-time buyers with limited savings often compare FHA and conventional; self-employed borrowers may fit Non-QM. A loan officer confirms the fit in one conversation.
Can my payment change if I have a fixed-rate loan?
Your principal and interest payment stays the same with a fixed-rate loan, but your total payment can change if your property taxes or homeowners insurance change.
