What happens to my mortgage when I PCS?
You can sell, or keep the home and rent it out — VA loans require intent to occupy at purchase, not forever. Many military families build wealth holding a home at each duty station. Ask about our PCS Toolkit for planning your next move.
What is the USDA guarantee fee?
USDA charges an upfront guarantee fee (financed into the loan) and a small annual fee paid monthly. Both are typically lower than FHA mortgage insurance.
Will refinancing affect my credit?
Applying usually includes a credit check, which can cause a small, temporary dip. Credit scoring models generally treat multiple mortgage inquiries within a short shopping window as a single inquiry, so you can compare options without being penalized for each one.
I was told no by another lender. Is it worth trying again?
Yes. Different lenders use different programs and different underwriting. Non-QM and manual underwriting exist for exactly this situation. We look at the full file, not just what an automated system reads.
What does a refinance cost?
Typically 2–5% of the loan amount in closing costs. Some lenders offer low- or no-closing-cost options in exchange for a slightly higher rate — the calculator lets you model both.
Does a DSCR loan require my personal income?
No. A DSCR loan qualifies on the property’s rental income versus its payment, not on your personal tax returns. It’s built for investors who want to keep growing without re-documenting personal income on every purchase.
When does PMI go away?
On conventional loans you can request PMI removal at 20% equity, and it terminates automatically at 22%. The loan summary estimates how long that takes at your inputs.
Can I refinance from FHA into a conventional loan?
Yes. Once you reach 20% equity, refinancing from FHA to conventional removes the monthly mortgage insurance premium. Whether it’s worth it depends on the rate difference and how long you plan to stay.
