Frequently asked

Questions that we get from most borrowers...not just you.

Does a HELOC change my first mortgage?

No — it sits behind your existing mortgage as a second lien, leaving your first mortgage rate untouched. That’s why HELOCs are popular when your first mortgage rate is low.

Do I need an appraisal for a HELOC?

Usually the lender orders a valuation — sometimes a full appraisal, sometimes an automated or drive-by version. Your estimate here just needs to be in the right neighborhood.

HELOC vs. home equity loan — what's the difference?

A HELOC is a flexible credit line, usually variable-rate, good for ongoing or uncertain costs. A home equity loan is a fixed lump sum with a predictable payment. A cash-out refinance is a third option that replaces your first mortgage entirely.

How much equity can I borrow?

Most lenders cap combined borrowing at 80–90% of your home’s value. The calculator applies your selected cap to show your maximum borrowable amount after your current balance.
